Our Story
Kion Developments Ltd is a property development company that was founded by Tom, David, and Stuart.
With over 60 years of property experience between the three owners, they are investing in, and developing a range of properties.
The business has grown to have a balance sheet of over £1.5m in owned residential assets, a healthy and positive cashflow, with a development pipeline of nearly £2m for the next 18months.
Kion is seeking to focus its energies on high-street mixed-use conversions, refurbishment of old properties and new builds. This approach is not only generating new capital it is also building a consistent rental cashflow that can underpin investors’ returns and company profits.
As a team they are equipped to provide wisdom, leadership and drive to any investment or project.

Meet the directors of Kion Developments
David Fleming
David is a qualified commercial solicitor with over 35 years experience as a General Counsel for blue chip companies in various sectors including the engineering and construction sector. He has worked at Board level and also run his own legal consultancy for six years offering portfolio legal services to SMEs. He is experienced in drafting and negotiating construction contracts, professional appointments, insurance risks and M&A deals.
A landlord for over 12 years, David also has direct project management experience. For example, a recent project involved the demolition and new build of a sports clubhouse on time and on budget while satisfying strict grant (Sports England) and lender (LTA) financing and reporting requirements.
Tom Butler
Tom focuses his time on sourcing deals, managing any on-site needs of the business as well as the day-to-day management of our back-to-brick refurbishments.
Before moving into property full-time he was head of a department for a large charity responsible for national schools projects across the UK. He has experience in people management, budget oversight and ensuring successful project delivery.
He has been a private landlord for over 10 years with his own buy-to-let portfolio.
Stuart Larkin
Stuart Larkin is a Chartered Surveyor specialising in planning and development with over 35 years experience working in residential and mixed-use sectors, both new build and renovation/conversions.
Stuart worked in the private sector for housing associations and local authority development at senior management level. He also runs his own successful surveying consultancy, regulated by the RICS.
He has experience of land and acquisition deals, negotiating planning agreements, working towards successful acquisitions and de-risking sites during pre-commencement stages.
He has been a landlord for 23 years, also helping community organisations and churches find and develop sustainable community resources.
Our Name
Kion is a Swahili word associated with being a leader. Anyone who is called Kion is also considered to be full of great enthusiasm and energy for life. We want to bring these values to our business and every property deal.
Our goal as a company is to be a leader in regeneration and bringing quality accommodation to the high street. We also want all our tenants to feel like they are at home. We aren’t just providing four walls and roof, but a service to anyone living in one of our houses.
As responsible property developers we take sustainability seriously and we want to be on the front foot of the green agenda where possible in our developments.
